DSCR loans for rental investment properties

A debt service coverage ratio (DSCR) loan generally emphasizes the rental property’s income relative to its debt obligations. LVI Funding helps Ohio investors and borrowers in eligible markets review the numbers and explore business-purpose financing.

How DSCR is evaluated

For many one-to-four-unit programs, lenders compare qualifying monthly rent with the monthly principal, interest, taxes, insurance and applicable association dues. Definitions and qualifying calculations differ by lender.

When this approach may fit

Purchase or refinance of eligible rental investment properties, including borrowers whose tax-return income does not reflect the property’s rental cash flow. Credit, equity, liquidity and other underwriting requirements still apply.

Prepare your scenario

Start with the property location, unit count, purchase price or estimated value, existing debt, lease or estimated rents, taxes, insurance and available cash. LVI can identify which additional documents a lender needs.

Common questions

Before you submit your scenario

Does DSCR mean no underwriting?

No. Lenders still evaluate the borrower, collateral, credit, liquidity, rental income and transaction.

Can I finance a short-term rental?

Some programs consider short-term rentals, subject to income documentation, local rules and lender eligibility.

Can the property be held in an LLC?

Some lenders permit eligible entities. Entity requirements and any personal guarantee depend on the lender.
